Most banks in Spain offer mortgage facilities to clients and non-clients who be over 25 and have a fixed employment contract or have been self-employed for at least 3 years.

Residents can, in theory, borrow up to 90% of the value of the property. Non-residents can only borrow up to 60% and 50% but not all banks will lend to non-residents.

Getting a mortgage with a Spanish bank does have important advantages:
  • Low interest rates.
  • Favorable write off conditions.
  • No expensive bank commissions caused by international bank transactions.
Mortgages are available for up to 25 years, although 10 or 15-year mortgages are the most common.

It is advisable using a Spanish Mortgage Broker, it can help you to negotiate with the bank and obtain the best Spanish mortgage deal.
