A mortgage is a credit or loan obtained to pay for the purchase of property, specially a house. In relation to the size of the loan the lender will generally accept security to cover themselves in the event of nonpayment of mortgage installments; usually they will keep the deeds of the house for this purpose. Mortgages in the UK particularly last 25 years, although with rising house prices pricing first time buyers out of the market this term is frequently exceeded to 30 or 40 years.

The most important thing to consider when you seek the best mortgage deals for buying a new house is how much you can pay on a monthly basis. Take into account eventualities, what would occur if mortgage interests rates rise to 10% or 15%, what would occur if you lose your job or you are incapable of working?, you should meditate the advantages and disadvantages of obtaining a fixed rate loan over a long period rather than a variable rate loan which follows interest rate fluctuations. Remember to factor in any relevant insurance to cover against unforeseen contingencies.

Once you know how much you can afford you can start to look for properties which will fit in your price range, and you will be able to obtain a mortgage agreement from the very beginning from your mortgage lender of choice.
